LAST WEEK FOR HOME BUYER TAX CREDITS

I know a lot of folks have taken advantage to the $8,000 First Time Home Buyer Tax Credit or the $6,500 Repeat Home Buyer Tax Credit  but time is running out for those who have not. Contracts for purchase have to be completed no later than April 30, 2010 with closing to occur no later than June 30, 2010.

Just to clarify, this is not a tax deduction but a TAX CREDIT. That means that qualified participants will receive a check for either $8,000 or $6,500 from the Federal Government after they close on their home.  In my experience, folks have been receiving their checks within 60 days of closing.

Again, time is running out.  In order to qualify, you must have entered into a binding contract to purchase on or before April 30, 2010  and must close on the sale by June 30, 2010.

March Sales for Daphne, AL

For March, we had a total of 42 sales in the Daphne/Montrose, AL area; that contrasts to 28 sales for the same period in 2009.

Of those 42, 23 were closed at under $200K (averaging $82/sf); 15 were closed between $201-$400K (average $94/sf); four homes sold for over $400K (averaging $188/sf).

Typically, there’s a minimum 30 day lag-time between contract and closing; that being said, there is some positive news.  We currently have 85 listings in Daphne either under contract or pending with 46 being listed at under $200K, 36 from $200-$400K and 3 over $400K.  I’ll let you know how those shake out next month.

In short, we saw great improvement in the month of March from 2009 and based on”pending” sales, the movement seems to be continuing.
