Now’s the Time to Buy in Orange Beach, AL

In my area here in Baldwin County, AL – Gulf Shores, Orange Beach, Fairhope, Daphne or Spanish Fort – all signs point to the same thing.  NOW IS THE TIME TO BUY!  Historically low interest rates, government tax credits, high inventory and low prices all make this the best time to buy real estate in recent memory.  Obviously, people are taking note – every local and national real estate statistic seem to be pointing to the positive for the first time in three years.  The biggest pit-fall that I’ve had with my buyers is that they are also sellers – and it’s one of the worst times to sell in recent history.  The key to breaking through to these folks take pen to paper and show them how the loss they’re taking on their sale is being recouped on the savings they’re realizing on their new home.  Unfortunately, human nature is to want to buy low and sell high – but the pent-up demand out there is finally breaking lose in our area.  I hope it is in yours as well.

Closing the Deal

Once your offer has been accepted, it is time to work on the final details of purchasing your home. There are several tasks that will need to be accomplished during this phase of the sales transaction:

Home Inspection: Arrange to have a professional come out to inspect your home. They are able to spot electrical, plumbing, and structural problems that may not be noticeable to you at first glance. The home inspection is not required, but it is in your best interest to have one done on the home so that you do not receive any surprises once you move in. This is an expense incurred by the buyer and is included in your closing costs.

You may also need to get a pest inspection on the property to make sure there is no structural damage to the property caused by termites. Your REALTOR® can usually make a recommendation of a reputable inspector.

Apply For A Loan: Once an offer has been accepted, you will need to contact your mortgage specialist to officially apply for a loan.

Items that you will need for your loan application include:

  • · W-2s and/or tax returns from the past 2 years.
  • · Proof of gross monthly income for the past 30 days.
  • · Proof of investment income, including rental incomes.
  • · A list of creditors, including account numbers, balances, and monthly payments.
  • · Two months worth of banking statements.

The Final Walkthrough: Prior to closing, you should be given access to the house so that you can walk through and give it a final inspection. This should be done as close to the closing date as possible, preferably on the morning of the closing proceedings. When you go to do your final walkthrough, your home inspector will not be with you. It is your responsibility to inspect the home and ensure that everything meets your approval.

Things to look for during your walkthrough:

  • · The seller has repaired items included on the purchase agreement.
  • · The house is in “as-was” condition (everything is in the same condition as it was when you signed the purchase agreement).
  • · The house is vacant and clean. The home does not have to be spotless, but there should be no remaining trash or junk left behind in the house or in the yard.
  • · Tenants have moved out prior to your closing unless you have agreed for them to stay.

Closing: Usually at the time an offer is accepted, or after you have a commitment from your lender, a date and time will be arranged for your closing. The closing procedures will be handled by an attorney of your choosing. The day before, you will be told the total dollar amount you will need to bring to closing by the closing attorney. They will also provide you with any additional information you may need to prepare yourself for the proceedings.

On the day of closing, remember to bring:

  • · A certified check for the total amount of your closing costs.
  • · A picture ID, such as a driver’s license.
  • · Your personal checkbook.
  • · Evidence of mortgage insurance (if this information has not already been requested).

During the closing, details of the sales contract will be explained to you. If everything meets your approval, you will sign the contracts to finalize the deal. Congratulations! You are now a new homeowner!!!!!!

Update for Orange Beach & Gulf Shores Condo Sales

Here’s a quick glance at the condo market down on Alabama’s beaches for December 2009 and January 2010.

The Baldwin County MLS shows us that we had 130 total closed sales.  Of that number, we had 50 at $200K and under (averaging 131/sf); compared to 19 for the same period last year (average $161/sf).  Between $201-$400K, we had 64 closed sales (ave. $218/sf) compared to last year with 36 (ave. $257/sf.).  From $401-$600k, we had 12 closings (ave. $243/sf.) compared to last year at 18 (ave. $277/sf).  For closings with unit prices above $600K, this December and January we only had 3 (average $394/sf) with two being Turquoise Place and One Phoenix X.

In December on 2008, Phoenix West closed on a lot of their pre-sales which skewed the number of closings above $600K up to 64 for those months (59 of which were Phoenix West).  The average price per square foot was $364.

Overall, the trend is that more units are selling at lower per square foot values.  Most of us think the bottom was found at the beach several months ago – but new bottoms can be found sporadically on a per-complex level.  These have been selling in days once they’re listed.

December 2009 & January 2010 Daphne & Spanish Fort Sales Update

With January behind us, I’ve done a little research on our sales for the past two months.  With the holiday distractions and expenses, December and January are typically pretty slow months when it comes to closings – this year was no exception.

Per the Baldwin County MLS, Daphne and Spanish Ft. had 70 closed sales in the months of December and January (compared to 62 last December and January).  Of those 70, 43 were closed at under $200K (averaging $84/sf); 21were closed between $201-$400K (average $103/sf); for non-waterfront, between $401-$600K we had 5 closings (average $133/sf); and 1 non-waterfront over $600K (average $285/sf).

Typically, there’s a minimum 30 day lag-time between contract and closing – that being said, there is some positive news.  We currently have 75 listings in Daphne and Spanish Ft.
